TH #7 - 40 Westmoreland Avenue - DOVERCOURT PARK
The photo above is the rendering photo of a church conversion at 40 Westmoreland Avenue and the project is called West40 that was completed in 2012.
This is what it actually looks like...
And below is the main listing photo for this 5 floor, 2 bedroom, 3 bathroom, 1820 square foot unit...
I'm guessing that one with all the lights on is this unit which makes sense from this unit layout...
Here is what the church looked like before...
So, this was a pretty impressive transformation.
And if you don't find the church aspect of the condo to be creepy, this place is kind of amazing.
It's a little dark, but that could be because they took the photos at night. But it is still amazing.
It has several Brock Irwin prints...
Like the houses at 94 Moore Avenue...
At 50 Ardworld Gate...
At 18 Wells Hill...
At 101 Lonsdale Avenue...
At 1031 St. Clarens Avenue...
With a similar one at 199 Pearson Avenue...
Just to name a few.
The asking price is $1,495,000.
According to BuzzBuzzHome, the average list price/square foot for this neighbourhood is about $600...
So, with 1820 square feet at $600 per foot...
This should be listed at $1,092,000.
But that price is just an average. And though the living room is kind of narrow in this condo and it is kind of annoying to have to go up the stairs to the bathroom in the master bedrooms, not to mention that the bathrooms don't seem to have full walls in some places...
This isn't your average condo. Plus, it has parking.
I don't think this will sit for long.
But with no outdoor space, will it sell at full ask?
Maybe...but I think it will sell for a little less.
