This won't sit for long.

It's a 3+1 bedroom, 3 bathroom semi on a south facing 20 x 150 foot lot with 1 parking spot at 63 Summerhill Avenue in Summerhill.

And it has amazing lights.  My favourite are the pot light alternatives in the kitchen....

Basically, if you are into the 70s/80s interiors, this place is perfect.

But in this neighbourhood at the asking price of $1,689,900...

This is getting gutted.

And it means that the house at 30 Gibson Avenue is probably going to have a price drop soon...

Because while this house will probably sell over asking and closer to the asking price of Gibson at $1,779,000...

This house is on a bigger lot than Gibson and there is room for a large 3 storey addition at the back like the neighbours at 57 Summerhill Avenue...

The cost of a gut at this high price makes more sense.

Sure, it will cost more than what it will cost to fix up Gibson, but it will be worth more when it is done.  

And it will be large enough for a good sized family.

If the row house down the street at 87 Summerhill Avenue that was done but smaller with barely a backyard and no parking...

Could sell for $1,595,000 two years ago....

Then this place could sell for close to $2.5+ with a large addition and reno.

So...

I think it will go over and, as I mentioned, sell closer to $1,750,000...maybe even $1,780,000.
