PRICE DROP #2 - 194 Roxborough Drive - ROSEDALE
A year ago, almost to the day, this house called 'Integral House' at 194 Roxborough Drive in Rosedale was listed for $28,000,000.
It was a completely unique house that was featured in the Globe and Mail, The Coolhunter, Azure Magazine...
And in the Wall Street Journal where Glenn D. Lowry, director of New York'sMuseum of Modern Art, stated...
"I think it's one of the most important private houses built in North America in a long time"
It has also been included in Architectural Digest's annual tour.
It's undoubtably a beautiful house that mixes the beauty of calculus and music, the two passions of the now deceased owner, James Stewart, the author of these calculus text books...
That features the Integral symbol on the cover.
The house is now for sale by his estate and the money from the sale will be donated to a number of charities chosen by Stewart.
But was this a $28 million house?
It is an 18,000 square foot, 4 bedroom, 8 bathroom house built on the slope of a 60 x 401.87 foot lot that looks like this from below...
But that price, for a house that is for a very specific buyer, was probably a little high.
The price was dropped in September 2015 to $22,900,000.
It still hasn't sold and the price has been dropped again...
To $19,500,000.
Perhaps, in the spirit of calculus ...
They should have gone with a 'Happy Number'.
Maybe something like $19,300,000.
