322 Palmerston Boulevard - PALMERSTON

This is a 3+2 bedroom, 5 bathroom house on a 40 x 127 foot lot at 322 Palmerston Boulevard in Palmerston.

It is a large house with a huge front porch that reminds me of the house at

55 Glen Road in Rosedale

Or at least what it used to look like with the white columns...

Like that house, this house could benefit from a little darker colour paint on those columns.  They are just so imposing looking.

But the columns aren't the interesting part of this house.

This house used to be a bed and breakfast called the

Palmerston Inn

with rates between $100 and $225...

With the most expensive room being the 'Romantic' Lady Beth room...

It was

in 2007 for $1,695,000.

In 2011, it was renovated by

According to the listing, the reno was done by 'Architect Owner'.

And it is now a luxury tri-plex.

For the most part, it's a great house.   I love the floors and that there are still a lot of original details.

The light fixtures are great.

I love this paint colour...

The basement had excellent ceiling height...

And as the listing says...

Majestic Palmerston Blvd, One Of The Most Sought After Streets In The City

It's listed at $3,800,000.

At first, that price seems high...

But when you considering that it is located down the street from the house at

330 Palmerston Boulevard

That needed a full reno and sold for $2,330,330 in April...

This price doesn't seem so crazy.

I just wish that front porch was a little more subtle.

And that this kitchen island was a little bit bigger...

And that the basement stove was a gas stove, not electric...

And that there was a floor plan because I have no idea what is going on.
