This is a 3+1 bedroom, 3 bathroom row house on a 12.5 x 108.00 foot lot with a 1 car garage at 44 Belmont Avenue in Yorkville.
It is a really narrow house, but it is a really good house.
The kitchen situation that is partly in the entryway and partly in the stairwell isn't ideal, but I think they have made a great living space by putting the kitchen where it is.
Perhaps a table that could fold down at the front door where that mirror is could add some space for people to sit and have a drink while you are cooking. Kind of cheesy, but it could work.
I like the dining room/living room area that would be great for small-ish parties. And the outdoor space is great.
Upstairs, the bedrooms aren't huge, but for a house this size, they are surprisingly workable. And the bathrooms are great. It's just that if you want to use each room on both floors you have to walk through one of the bedrooms to get to the bathroom.
But I don't feel like this is the type of house where each room would be used as a bedroom. The third floor would be a great master suite with a dressing room and the second floor would be great as a guest room and an office.
Basically, it's a great house for a single person or a couple. Or as a pied-à-terre for someone that doesn't live here full time but wants to be close to the shops and restaurants in Yorkville and Summerhill.
It's just not necessarily a cheap pied-à-terre.

in 2014 for $839,900 (and I am guessing it sold closer to $970,000 or more) when it looked like this...
But considering this house is done and done well in a high demand location...
If they find someone who is good with the kitchen and the fact that the house is only 12.5 feet wide...
I think this will probably sell for ask....maybe more.
Wonder if they will throw in the tv...
