44 Munro Park Avenue - BEACHES
In September 2012, I posted
this 3+1 bedroom, 3 bathroom house on a 50 x 118.25 foot lot at 44 Munro Park Avenue in the Beaches.
At the time, it was a 3 bedroom house with only 1 bathroom and here are those photos...
It apparently was the park keeper's cottage for Munro Park, circa 1897.
And it was a fine house but it could benefit from some fixing up.
The price was $1,500,000. I thought that if the house was fixed up with an addition, it could be a $2,000,000 house then. But that it was probably a little overpriced. I was thinking somewhere closer to $1,250,000.

And now it's back on the market with a +1 bedroom and 2 more bathrooms. But there are no interior photos so I have no idea what they have actually done to the house because it looks exactly the same on the outside as it did in 2012...
It's now on the market for...
$1,995,000.
That's only a 7.5% increase. Maybe they're looking for a bidding war.
