Two weeks ago, I posted this 5+1 bedroom, 4 bathroom house on a 26 x 97 foot lot at 149 Marion Street in Roncesvalles.
It was located across the street from the 4+1 bedroom, 2 bathroom house on a 35 x 57.41 foot lot at 150 Marion Street...
Like that house, this house was charming but felt larger and more up-to-date.
The house at 150 Marion was listed at $1,098,000 a year ago. It sold for $1,165,000.
This house was listed at $1,150,000.
Because a year of 10% growth has passed, and since this house is bigger with a better yard, I thought it would definitely go over and sell higher than the house at 150 Marion Street. I thought it could sell for $1,275,000...maybe $1,325,000.
It didn't sell and the price was dropped last Monday to $995,000.
It sold on Thursday...
For $1,190,000.
