AND IT WENT FOR - 171 Indian Road - RONCESVALLES

In May, I posted this 4+2 bedroom, 5 bathroom house on a 30.33 x 117 foot lot at 171 Indian Road in Roncesvalles.

It was a flip of a house that I posted in December 2013 when it looked like this...

It had a TON of potential.

It was listed at $1,149,000.  It sold in March 2014 for $1,243,000.

And 2 years later, it was back on the market with a solid renovation, just a renovation that was a bit flippy like the house around the corner at 371 Parkside Drive

...

That house was listed at $1,899,000.  It sold for $1,750,000.

This house that wasn't that much different other than being located in a less busy location a block away was listed at...

$3,400,000.

I thought that was WAY too high especially considering that a reader said the basement had a super low ceiling.

It didn't sell and in June the price was dropped to $3,147,000.

I didn't think that was going to help and that it was still way overpriced.

Almost 2 months after that price drop, this house sold...

For $#,###,###.

Or $550,000 under the initial asking price.
