46 Herbert Avenue - BEACHES
This is a 4+1 bedroom, 5 bathroom house on a 25 x 123 foot lot with 2 parking spots at 46 Herbert Avenue in the Beaches.
It's a house that used to look like this...
When I saw the front of this renovated house, I thought of the house at 4 Lennox Street in Harbord Village...
They look similar with the wood siding.
According to the listing, this house was designed by German architect Felix Leicher who also designed a semi at 34 Louvain Avenue in Leslieville that was the Globe and Mail Home of the Week in October 2015...
I don't think he was also the architect of 4 Lennox Street but there are some similarities...
Like the stairs (again).
Here are the stairs in this house...
And here are the stairs at 4 Lennox...
So, not exactly the same but similar.
And like the 4 Lennox house, I really like this house.
I love the kitchen. I can't figure out if the handles on the white drawers are yellow or brass (I think yellow) but I love the monochrome black handles with the black doors.
There is a good sized family room at the back with a huge sliding glass door that goes to a fairly good sized deck and a lawn that is half pea gravel for a driveway.
The bedrooms are all a good size with good bathrooms (I'm not loving the faux wood tile in the shower) and there is a large third floor principal room with a walk-in closet and a large bathroom.
Plus, the basement has a rental unit or what the listing calls a 'teen suite'.
And if you use it as a rental, as far as floor plans go...
This one is kind of perfect.
The asking price for this house is $2,099,000.
I'm thinking it will probably sell closer to $2,325,000.
