19 Ottawa Street - SUMMERHILL

In April 2015, I posted a 4 bedroom, 2 bathroom Victorian semi on a 19 x 85 foot lot at 19 Ottawa Street in Summerhill...

It had apparently been owned by the same people since 1961 and considering this was the kitchen...

It hadn't really been touch since then so it needed a lot of work.

It was listed at $1,198,000.  It sold for $1,426,000.

Now it has been flipped.  

And when I saw the listing photos, I thought...

Don't get me wrong.   It's a nice house and it is a good flip.

But it had so much potential and this house is playing it safe.  

Sure, they are trying to make it appeal to as many people as possible because it is a flip.  But this was a rare detached house in a great area and it's now full of new build moulding and baseboards and beige paint.

It's not a huge difference...

But...

I don't love it.

The floors are good, the bathrooms are good (if you are okay to shower in front of the window), and the kitchen is good (though I am not a fan of that backsplash AT ALL).

And it is in a very 'in demand' area.

The asking price is $2,490,000.

With no parking?  That may be a bit high.  But it is 4+1 bedrooms with 4 bathrooms....
