18 Timberglade Court - BRIDLE PATH (3 Comments)
This is a 5 bedroom, 7 bathroom house on a 94.94 x 174.77 foot ravine lot at 18 Timberglade Court in the Bridle Path.
It's a bit dated. It's not dated as in run down datedIt's dated in a way that, other than 3 of the bathrooms in the basement, it doesn't look like anything has been done to the house since it was built which was probably in the late 80s or early 90s
It's a good house as is but, with a few updates in the kitchen and the master bathroom (and a few other cosmetic things), this could be an amazing house.
It kind of reminds me of a more up-to-date version of the house at 514 St. Clair Avenue East in Moore Park...
The layout itself kind of reminds me of the house north of York Mills in the St. Andrew's neighbourhood at 10 Baytree Crescent with most of the bedrooms in the basement...
But that house had been fully updated.
Personally, if I were to update this place, it wouldn't be as traditional as that house but that could still work here if that's your thing.
The house in Moore Park was initially listed at $10,000,000 with a price drop last April to $8,800,000 (I don't think it ever sold).
The St. Andrew's house was listed 3 years ago for $5,279,000. It didn't sell and the price was dropped at least twice to $4,250,000 (I am not sure what it sold for).
This house that is on the smallest lot is listed at $9,288,000.
Considering the house that was on a bigger 308.54 x 827.15 foot lot at 28 Valleyanna Drive...
And could possibly be one of the best lots in the city but needed a lot more work was initially listed at $18,000,000 and eventually sold for $12,800,000 in October 2015.
I am not sure this house that is on a smaller lot is worth only a quarter less...
As is, it is really good house. And with some updates, it could be pretty great. I
I'm just not sure it is $9,300,000 great.
It does look pretty move-in ready in this video though...
