A week ago, I posted a 2 bedroom, 2 bathroom house on a 24,92 x 118.50 foot lot at 171 Willow Avenue in the Beaches...

It was a charming house that was first listed at the end of 2014 for $779,000.  It sold for $790,000.

It was back on the market in October 2016 for $979,000.  After a price drop last week to $899,000, it sold for $1,060,000...

Which, after a price drop seems kind of high.

But then I saw this listing in Vancouver.  It is also a 2 bedroom, 2 bathroom house on a slightly larger 33 x 123.45 foot lot at 4472 15th Avenue in the West Point Grey neighbourhood in Vancouver.

The most recent plan according to the listing was done in 1954 so there probably have not a lot of changes since then....if any.

So, unlike the house at 171 Willow Avenue in the Beaches in Toronto, it probably isn't quite move-in ready.

The asking price is...

$3,088,000.

Considering the reports that houses are now selling well below ask in Vancouver...

And that this place has been listed since at least September...

Perhaps it's time for a price drop.
