19 Edgewood Crescent - ROSEDALE (1 Comment)

In October 2015, I posted this 3+2 bedroom, 3 bathroom house on a 27.8 x 151.25 foot lot with a detached garage and a parking spot at 19 Edgewood Crescent in North Rosedale when the main listing photo looked like this...

It was a house that apparently been done top to bottom by Sarah Richardson Design.

With the wallpaper and a few other things, it was a little traditional for me but it was done REALLY well.

And even though the +2 bedrooms had these built in desks...

I mentioned that they could be removed to make a good baby's room but the second room looked to small for a crib.  But it could make a good 4th bedroom for a smaller child.

The house was listed at $2,395,000.  I thought it was a little high (even though it had a great backyard) and that it would sell closer to $2,225,000.  It sold for $2,395,000.

A year and a half later, it is back on the market.

Some of the wallpaper has been removed and the beige paint has become white.  And they ripped out the office built-ins to make a baby's room.

The new asking price is $2,699,000...

Which is a 10% increase.

So, even though there weren't a lot of changes, that might be the right price.
