I don't necessarily love the front of the house or what feels like a small living room/front hall.   And I don't get that office on the second floor rather than 2 ensuite bathrooms...

(seriously, who is going to use that room for anything other than storage).

 But overall, this is a really good house with a good sized yard (I don't get the gravel) and parking.

It is located up the street from the house that I posted in July at 42 Austin Avenue...

That house was a 4+1 bedroom, 4 bathroom semi on a similar 16 x 117 foot lot with 1 parking spot.

It was listed at $999,900.  It sold in 5 days for $1,420,000.

This house that is detached with one less bedroom is listed at $1,288,000.

Considering the 3 bedroom, 3 bathroom house with no parking on the east end of Leslieville at 57 Ashdale Avenue...

That was on a similar lot but felt a lot smaller (at least on the first floor) sold for $1,350,000 in December...

This place will probably sell closer to $1,525,000...maybe.
