A few days ago, a reader sent in the listing for this 4 bedroom, 4 bathroom detached house on a 36.5 x 113 foot lot at 31 Cavell Avenue in Riverdale.

It was a house that looked like this in 2007...

By 2009, it had been renovated with the addition of that 3rd floor.

It's a good house.  It's a little more 'country' or something for me to get into but if it is your style, it's a good house.  I'm not loving the beam situation or the toilet that can be seen from the kitchen and the family room...

But as a family house, it's a good house.

It was listed at $2,195,000. 

The highest price to date that I can think of in Riverdale has been the house on the 49.83 x 146 foot lot at 98 Riverdale Avenue...

It was initially listed in June for $3,200,000.  It sold in August for $2,821,000.

This house was listed at $2,195,000.

Considering this house was closer to Pape, was on a smaller lot, and didn't have as much charm, I thought that price was probably good...maybe a little low.

It sold...

For $2,806,031.
