AND IT WENT FOR - 64 Highland Avenue - ROSEDALE (1 Comment)

In June, I posted this 7 bedroom, 8 bathroom house on a 50 x 121 foot lot at 64 Highland Avenue in Rosedale.

It was a house that used to look like this when it was listed in 2013...

When, according to a reader, it sold for $2,200,000.

It then looked like this in May 2015...

So...it was a flip.

And from the furniture in the house, it looks like it was a flip done by the same person who did the flip of 106 Crescent Road..

But that didn't work out so well.  When it was listed in July 2012, the asking price was $3,379,000.  It sold for $3,042,235 in 2014.

Then, it was back on the market 8 months later in August 2014 for $2,499,000 and sold for $2,300,000.

What happened?  I'm not exactly sure but clearly it was something that made the price drop by $650,000 from just 8 months earlier.

So, though this was a good looking house, considering the previous reno and the fact that this house sold for $2.2 million and was back on the market for $6,785.000...

It wasn't probably going to sell right away.

It didn't.

In September 2016, the price was dropped to $6,495,000.

It just sold...

For (approximately) $6,170,000...

Which makes this a $3 million reno (after the compounded interest from the 2013 sale).  

That is a BIG reno.
