It was listed at $2,388,000 which means that the 2 houses that will most likely be built on this lot would be worth $1,194,000 each...

Which would make the new houses at least $2 million each once done.

But this house didn't sell at ask.  This house sold over ask...

For $3,150,000...

Or $1,575,000 per house pre-construction.
