This is a 3+1 bedroom, 4 bathroom semi with a detached 2 car garage on a 22.7 x 132 foot lot just west of Avenue Road at 252 Macpherson Avenue in Rathnelly.

When I first saw the front, I immediately thought of the house just on the other side of the train tracks at 54 Dupont Street that I first posted in June 2014...

And the house at 64 Arlington Avenue in Wychwood/Hillcrest...

(minus the plywood)

They are all very similar on the outside but all slightly different on the inside.

The Dupont house was done by JCI Architects and was a good house but necesarily in a family friendly location. The Arlington house was done by LionFish Developments (aka the Cornish Flippers) and was definitely a family house in a family friendly location.

It was designed by Vanessa Fong Architect.

It is probably the biggest of the three house and could be a good family house with a big backyard on a less busy street than Dupont. But because of that 2 storey ceiling above the living room (which is kind of amazing), it is only a 3 bedroom house.

But it is a really good house.

The asking price for the Dupont house was $1,795,000 in 2014. It sold for $1,750,000. It was relisted a few months later for $1,795,000. It sold for $1,700,000.

The Arlington house was listed at $1,599,000 in 2015. It sold for $1,599,000.

This house that is larger but with fewer bedrooms is listed at $3,280,000.

It will probably sell around ask.
