9 Barton Avenue - ANNEX (1 Comment)

In November 2014, I posted a 4+1 bedroom, 5 bathroom semi with 2 parking spots on a 25 x 150 foot lot at 9 Barton Avenue in the Annex.

It was a great move-in-ready house that had apparently been renovated by the then architect owner in 2009.  And for the most part, I liked it but the kitchen confused me.  It was a weird layout and was kind of small.

It was listed at $1,880,000.

Some commentors said things like...

$1.880 million for a semi with no garage and zero privacy in the backyard? I'm a dentist and I don't think I could justify. 

And...

The third floor definitely did it, this is not a $2 M house. It's charming and has a warm feeling to it and it's large but several of the rooms need work/are pokey/slightly dated. But maybe there's not a lot on the market? I don't really get it. 

I thought it would sell a little under ask unless they found someone who liked it just the way it was.

It sold for $2,005,000.

And it has since been fully renovated with new floors, a new kitchen (which is MUCH better), and new bathrooms.

And I love it.

When I saw the first floor, I immediately though of the house at 102 Albany Avenue... 

But that house had more of an 'industrial' feel.  But it had a similar layout on the first floor.

It's now a 3+1 bedroom, 4 bathroom house but if you got rid of that office and just used the third floor of the office, it is actually still a 4 bedroom house.

It is now listed at...

$2,749,000.

It's selling fast and over ask.  I just wish there were more photos!
