SOLD - 308 Wellesley Street East - CABBAGETOWN (1 Comment)

In November 2014, I posted this 4 bedroom, 5 bathroom detached house with 3 parking spots on a 24 x 119.58 foot lot at 308 Wellesley Street East in Cabbagetown.

It was a listing sent in by a reader saying they loved it.  I wasn't so sure.  It was a good house with high ceilings and a lot of other good features.  But there were also things I wasn't crazy about.  At the time, I said...

The layout is kind of odd.  The floors feel a little dated though this house seems to have been renovated recently, the kitchen uppers don't make sense to me (would prefer no uppers at all), there are baseboard heaters and rads everywhere even though the heat source is listed as forced air, the backyard is tiny, the basement isn't finished other than a laundry room, and it is located really close to Parliament.

It was listed at $1,995,000 which I thought was high.

It didn't sell and the price was dropped in May 2015 to $1,795,000.   A week later, it was increased back to $1,995,000.  At the beginning of June 2015, it was dropped again to $1,599,000 and then 2 weeks after that, the price was increased again to $2,099,000.

I am not sure if it ever sold but at the end of March, it was back on the market with some interesting furniture.  

The asking price was $2,350,000.

This time around, it sold quickly...

For $2,450,000.
