AND IT WENT FOR - 77 Dearbourne Avenue - RIVERDALE (2 Comments)

Last week, I posted this 4+1 bedroom, 4 bathroom semi on a 20.25 x 83 foot lot at 77 Dearbourne Avenue in Riverdale.

It was a house that I had posted before in 2014 when the listing photo looked like this...

At the time, it was a flip of a house that had looked like this in 2013 when it sold for $760,000...

It was then flipped by Urban BluePrint Developments and other than the fireplace, I really liked it.

It was listed then at $1,298,000.  I'm not sure what it sold for but I thought it could sell closer to $1,425.000...if the no parking wasn't an issue.

When it came back on the market last week with few changes, if any, the asking price was $1,250,000.

LESS that the 2014 asking price!  NOT a very subtle bidding war grab even in a softening market.

It sold on the weekend...

For $1,473,000.

Or $48,000 more than what I thought it would have sold for in 2014.
