SOLD - 76 Langley Avenue - RIVERDALE (2 Comments)

Yesterday, I posted the sale of a 3+1 bedroom, 3 bathroom semi with 2 parking spots on an 18.17 x 116.25 foot lot at 163 Langley Avenue in Riverdale...

It was a good house that sold for $1,312,000.

While I was posting that house, I discovered that this semi had been listed and sold in May.

And the reason I am posting it now is because I realized that I had posted it before in 2013 when it looked like this...

In 2013, it was listed as a 4+1 bedroom, 3 bathroom house on a 19.38 x 118.62 foot lot with 1 parking spot.  In May of this year, it was listed as a 4 bedroom, 4 bathroom house on a 20 x 119 foot lot.

Other than adding the extra bathroom (which I think is the powder room on the first floor) and adding new hardwood on the third floor, there are really no other changes other than paint.

But it is still a good house.

I would prefer to paint those kitchen cupboards in a lighter shade and change the hardware, and perhaps change the kitchen counter to a white marble or something.

But other than that, this is a really good house.

In 2013, it was listed at $949,000.  I thought it would sell closer to $1,069,000 or more.  It sold for $1,129,000...

Which is when I said...

Let the craziness begin!

In May, it was back on the market for $1,499,000.  At an annual 10% increase (I'm sticking with that even though last year was averaging a 26% increase), this house, with no changes, would now be worth $1,750,000.

With a new bathroom and hardwood floors on the third floor, this house sold on May 16...

For $1,800,000.
