14 Lydia Court - THE POCKET, TORONTO *UPDATE* (3 Comments)
This is a 2+2 (really?) bedroom, 3 bathroom house with a 1 car garage and another parking spot on a 26 x 74 foot lot at 14 Lydia Court in The Pocket in Toronto.
It isn’t the biggest house, or the most up-to-date, but it has a LOT of potential.
When I first saw the photos, besides thinking that this place must be staged (or was it? that wallpaper seems like a lot of work for staging), was that this could be a lot like the house at 82 Pricefield Avenue in Rosedale…
With some new railings for the stairs like in the Superkul house at 49 Brookfield Street…
Or like the stairs at 55A Rowanwood Avenue…
Just something different from what is currently there.
I would change the floors. And though I do kind of love the kitchen cabinets and bathroom vanity…
It’s just a little dated.
But I feel like this house could be pretty amazing with some bathroom and kitchen updates, new stair railings, and new floors (and new doors).
Which is actually a lot of work. But if you are good with the house as is, it is located on a family friendly cul-de-sac on the part that doesn’t back onto the Greenwood TTC yard. And it’s a short walk to the Danforth and the Greenwood subway station.
But considering this is really only a 2, maybe 3 bedroom, house that could use some work, and the fact that it has been on the market for 9 days…
Maybe the price is a little high.

$1,250,000.
I don’t know. With parking, the quiet-ish location, the new windows that I just noticed in this walk through, and the potential, that doesn’t seem so crazy.
*UPDATE* Looks like this place sold last night and it turns out the price wasn’t so crazy. This place sold for approximately 9% over ask.
