Last week, I posted this 3 bedroom, 3 bathroom row house with 2 parking spots on a 17 x 130 foot lot at 98 Gough Avenue just north of the Danforth in Greektown.

It was a house that I had posted in 2014 when it had been recently flipped.

At that time, it was listed at $989,000. It thought it would sell around $1,250,000. It sold for $1,275,000.

Four years later, it was back on the market with what should have been a $1,920,000 asking price if you calculated the price at a 10% annual increase.

Instead, it was listed at $1,488,000.

Or a 4% annual increase.

So, either they felt they overpain in 2014 or they were hoping for a bidding war.

Looks like they may have overpaid because this house did not sell for $1.92 but it sold the day after I posted it…

For approximately $1.65 million…

Or a 6.7% annual increase.

Actually….

On second thought, that’s not so bad.
