266 Douglas Drive - ROSEDALE, TORONTO *UPDATE* (6 Comments)

In November 2012, I posted a 5+1 bedroom, 5 bathroom home on a 62.25 x 235 foot lot at 266 Douglas Drive in Rosedale.

It was a house on a really large lot but the house itself didn’t look that large. But it was very welcoming. Inside, it was a good house but wasn’t exactly my style but with a little work, it could be amazing.

It was listed at $3,200,000. I thought it was about $400,000 over priced. It sold for $3,100,000 but for some reason, the deal fell through and it was back on the market in February 2013 for the original price. Again, it sold for $3,100,000.

And after years of being under renovation, it is now on the market again.

I am not sure if the whole thing was done by Katherine Newman, the person behind the design of the house 10 High Point Road

And the (I think) current owner of the house at 30 Rosedale Road (UPDATE: Newman is not the owner, but the designer) as seen here showing her renovation of that home in Canadian House and Home magazine

Or maybe she was the designer (see UPDATE below).

Either way, I am pretty sure this is a flip. And it is a beautiful house.

If there had been no renovation, this house at a 10% increase would be worth about $5,500,000. With a 4 year renovation, this house is now listed at…

$8,950,000.

As I said when it was listed 6 years ago, this house was worth the premium.

But $9 million!?!

UPDATE: According to a reader below, the designer was NOT Katherine Newman but was Karen Kayne, the designer behind the house at 75 South Drive

And the apparent former owner of the house at 10 Baytree Crescent
