Several years ago, I posted this 3 bedroom, 2 bathroom house on a 16.67 x 125 foot lot with a garage at 11 Brookfield Street in Beaconsfield Village in Toronto.

It was a house that was good overall but had a little bit of a tired kitchen and the floors and stair railing were most like originals, or close to it.

It was at listed at $629,900.  I thought it would sell closer $729,000....maybe even $745,000.  It sold even higher than that.

It is now back on the market with new floors, new railings, new floors in the kitchen along with a whole new kitchen, and a new bathroom vanity.

It is now on the market...

For $999,000.

I think they have priced it for a bidding war because the compounded interest doesn't compute here.  At 10%, this house should be listed closer to $1.2.

Not to mention the upgrades.
