316 Indian Road - HIGH PARK, TORONTO (7 Comments)

If this house looks familiar, it's because I posted it the last time it was for sale and when it looked like this...

It was a 3+1 bedroom, 5 bathroom home on a 45 x 130 lot and though the house had been redone in the 80s by British architect, Edward Jones...

It was kind of a mess.

The first floor layout was basically a circle and the third floor bedroom had a very interesting bedroom/bathroom layout...

(That's a bed on the other side of that wall)

It was listed at $1,575,000.  I thought it was more of a $1,375,000 house.

It never sold and was back on the market a little over a year later in June 2013 with a few changes like updating this kitchen...

To this...

And they changed the price.  A year later with a little less clutter and a new counter top, this house was listed again at $$1,790,000.

I'm not sure what it sold for but it must have sold because it is back on the market with all new furniture.

And new paint.  The new paint REALLY helps.  But it is still the same messed up first floor layout and there haven't been a lot of changes that I can see other the basement bathroom.

It is now listed at $3,388,000.

Sure, the 30+ year old reno looks a lot better with the new paint...

But doubling the asking price in less than 5 years!?!
