This is a 3+2 bedroom, 5 bathroom, 4,566 square foot (including the basement) semi with a double car garage at 80 Mathersfield Drive in Rosedale.
It is located steps to Yonge Street but is in a quiet cul-de-sac so it has the family friendly feel of a suburb while being in the middle of the city.
According to the reader who sent it in, this house was listed a year ago. I'm not sure what the asking price was but apparently it sold just under $1.5 million...
Which for a 3 bedroom with a big kitchen and family room and a double car garage, despite it backing onto the train tracks, seems like a pretty good price. Like really good, especially in this neighbourhood at the peak of the market.
So....I'm not sure what happened there if that sold price is correct.
A little over a week ago, it was back on the market...
I can't find the listing photos from last year but it doesn't look like there would have been many changes other than possibly some paint (and maybe a new kitchen counter with backsplash to match the paint).
According to the reader that sent it in, it sold fast...
Just under $3.4 million...
Or an almost $2 million dollar increase in 1 year!!!
That 2017 price must have been a typo, like it sold for just under $2.5 instead.
*UPDATE*: According to another reader, this house did NOT sell last year but in 2008 just under $1.75.
Double that price a decade later makes more sense. Still, it's a lot of money for a 3 bedroom semi.
