This is a beautiful old house in north Rosedale.
It is 4 bedrooms, 5 bathrooms on a 60 x 95 foot lot with a double car garage and more parking on a lot overlooking a park at 172 Roxborough Drive.
It was listed a year or 2 ago (can't remember) and it is now back on the market with the listing saying it has been 'renovated and updated'.
So, here is the dining room and living room before...
And here it is now...
So, they took out a wall, painted the trim white and staged it and it looks good.
But.....

Soooo, they painted it.
And here is the master bathroom before...

Ummm...nothing has changed. It still even has the same blinds.
So, they took out a wall and did some painting, but otherwise, it seems like nothing much else changed. It still even has the microwave over the gas range and the same hardware.
When it was last listed a year or 2 ago, I think the asking price was around $3.4 million.
Here are all of the before photos...
Assuming it was listed 2 years ago and sold around ask, with just a 10% increase and no 'renovations', the asking price would be $4,114,000.
With these 'renovations', the asking price is now...
$5,500,000.
I don't see anything close to $1 million plus in renos here.
