68 Pricefield Road - ROSEDALE, TORONTO (3 Comments)

Three years ago, I posted this semi on a 26.33 x 115.41 foot lot with a garage and a parking spot at 68 Pricefield Road in South Rosedale when it looked like this...

At the time, it was a good, 4 bedroom, 3 bathroom house that was fine as is but could have used a little work though it wasn't necessary.

It was listed at $1,799,000.  I thought it would sell close to $1,893,000.  That wasn't far off.

A year later in 2016, it was back on the market with the listing saying it was a back to the studs reno ready for completion.  But according to the reader who sent it in, there wasn't even drywall up.

And the asking price was $3,295,000.

I thought it had to be a joke.

From what I know, it never sold but the reno has been completed and now the house is a 3+1 bedroom, 4 bathroom house. 

And it's good. The master bedroom suite is on the whole second floor with a huge bathroom.  But if you have kids that do their own laundry, that washer/dryer located in that bedroom will be a BIG annoyance.  And the deck is a little thrown together at the last minute looking.  And I don't really get that kitchen family room layout.

Otherwise, it's a good house.

But if you like it, it has already sold.  I can't find what the asking price was (was it $2,995,000?) but it doesn't really matter as this house sold in a day for almost $2 million more than the 2015 pre-reno asking price.

So, maybe that 2016 asking price wasn't so crazy after all.
