106 Wychwood Park - WYCHWOOD PARK, TORONTO (3 Comments)

In 2013, I posted this 4+1 bedrooms, 6 bathrooms on a 100 x 115.4 foot lot at 106 Wychwood Park in the (I think creepy) neighbourhood of Wychwood Park in Toronto.

It was a new build or a rebuild (wasn't sure which) that wasn't really my style but was a good house for a large family.

It was listed at $5,498,000.

I thought it was probably a little pricey, especially if there was no yard as there were no photos.

It didn't sell and the price was dropped 4 months later to $5,250,000 and then a month after that to $4,950,000.  It eventually sold a month later for about 5% under that second drop.

It is now back on the market with photos of the backyard and much better 'staging'.  Actually, it's clear people have been living here (see teenager's bathroom) and most of this is probably their furniture.  And it shows a lot better.

It's still an oddish layout but it is a good family house.

If this had increased by 10% a year, the asking price now would be $7,350,000.

The asking price is...

$6,290,000.

It's looking like we may be over the peak.

P.S.  Seriously...

  What is with the Audrey Hepburn obsession in this city!?!
