15 Admiral Road - ANNEX, TORONTO (6 Comments)

This is a 4+1 bedroom, 5 bathroom semi with 1 parking spot on a 25 x 141 foot lot at 15 Admiral Road in the Annex in Toronto.

It's a beautiful, old Annex house both inside and out, but the interior may not be for everyone.

The walls in the living room are light green grass cloth...

 And the dining is bubble gum pink (with a print that I have seen before)...

But the kitchen isn't crazy and personally, I like the pink and green.  It's a nice change from all white.

Unless you prefer the white walls...

As they were when this house was featured in the Globe and Mail when it was last listed for $2,249,000

The rooms are all a good size with the top floor master bedroom being designed by Alex Josephson, whose studio designed Bar Raval with the renovation done by Boszko and Verity Inc..

I'm not exactly sure where the toilet is but the space is impressive if you are okay with an open concept bathroom (I'm assuming the toilet has a door).

Without a renovation, if this house sold at ask in 2011, the asking price would be $4,862,000 at an annual 10% increase.

With new floors, presumably a new kitchen and a bathroom, a new third floor and a new yard (done by Ronald Holbrook), this house is now listed at...

 $4,395,000.

It's been on the market now for 2 weeks.  I think this is a good price for this place.  But maybe it's time for a price drop?
