In June 2016, I posted this 3 bedroom, 5 bathroom semi with 2 parking spots on a 18.75 x 120 foot lot at 163 Summerhill Avenue in Summerhill.
It was initially listed in November 2015 for $2,400,000 when it was the blogTO House of the Week, but I mentioned it could have been listed earlier since this video was posted in June 2015…
It had previously been listed in March 2012 for $1,150,000 and from the blogTO article, it was redesigned by Studio Pyramid, the same people behind the design of the house at 314 Palmerston Avenue…
And the red house at 21 Buckingham Boulevard in Collingwood…
Which I loved.
This place is also really good but I wasn’t crazy about the backsplash tile in the kitchen and I wasn’t sure about that fireplace. Otherwise, this was a great house.
Despite already being on the market for 7 months, the same day the neighbour at 161 Macpherson Avenue that was a 4 bedroom semi sold for $2.25 million…
This house had a price increase to $2,450,000.
Three weeks later, it sold for $2.4.
It’s now back on the market with no visible changes…
For $3,195,000.
That is anannual increase of 13.5%.
This may be Summerhill but I don’t think that’s going to happen.
