This is a 3 bedroom, 4 bathroom semi on a 25.04 x 102.12 foot lot at 87 Gloucester Street in the Church and Wellesley neighbourhood in Toronto.
It is a house that looked like this when it was last listed in 2015 (Note: lots of photos)…
It was listed at $1,395,000 and sold for $1,280,000.
From the looks of the before pictures and the current pictures, it doesn’t seem like there have been a lot of changes, if any. But it is still a beautiful Victorian with a lot of original character and some may see it as a benefit that you can see who is at the front door while lying in your bed on the second floor.
In August, 4 years after the last listing and no changes it came back on the market for…
$3,495,000.
That’s an almost 30% annual compounded interest increase.
Unsurprisingly, it didn’t sell and the price was dropped last month…
To $3,295,000.
Or about a 27.5% annual increase.
P.S. I normally don’t pay attention to listing agents (no offence but it is more about the house for me) but I couldn’t ignore that this listing agent is the husband of the former cast member of The Real Housewife of Toronto, Kara Alloway…
And if the same goes about betting against her husband, perhaps they will get this price.
But unless dolphins ate my brain…
I’m thinking a selling price of an almost 30% increase in compounded annual interest may be a little hard.
