Last week, I posted this 3 bedroom, 4 bathroom semi with 1 parking spot on an 18.08 x 70 foot lot at 47 Shudell Avenue in the Pocked south of the Danforth in Toronto.
It was a good house that used to look like this…
There were a few quirks like no dining room and only a breakfast area.
Before it was renovated, the asking price was $569,000. It sold for $890,000.
After the reno, it was on the market again for $1,419,000 after being listed a few weeks ago for $1,149,000. That price was probably too low but I wondered if $1,419,000 was too much for a house with no dining room.
Turns out it sold the day I posted it…
For $1,370,000.
Which isn’t that far off the ask so maybe there is a work around for a better dining area after all.
