PRICE INCREASE - 57 Elm Avenue - ROSEDALE, TORONTO (3 Comments)
In October, I posted this 4+1 bedroom, 4 bathroom house with 3 parking spots on a 32.5 x 80 foot lot at 57 Elm Avenue in south Rosedale in Toronto.
It was on a fairly shallow lot so the foot print of the house wasn’t huge and there was no room for expansion. But the house showed really well with original features and updates working well together.
And though the listing said 4+1 bedrooms, it was really a 3+2 bedrooom house because that ‘4th’ bedroom had no bathroom to use unless you wanted use the master on that floor or go up the stairs to the third floor.
But it was a great house with a short walking distance to Bloor Street.
It was listed at $3,995,000.
Compared to the house with the same price at 66 Tranby Avenue that was a 4 bedroom, 4 bathroom Annex semi on a 22.5 x 99.2 foot even closer to the shops on Bloor Street and Yorkville…
I thought this one was going to sell first.
That house sold days later for $3.87 million and this house is still on the market.
And it has just had a price change. The new price for this house is…
$4,295,000.
