At the end of March, I posted this 3 bedroom, 4 bathroom house with a detached garage on a 30 x 143 foot lot at 39 Tyrrel Avenue in the Wychwood/Hillcrest neighhourhood in Toronto.

It was a house that used to look like this…

Overall, it was a great house. The only thing I didn’t understand was why they didn’t do a second floor addition on top of the first floor addition to make this a 4 bedroom house with proper closets in each room.

It was listed at $1,995,000.

Despite only 3 bedrooms and no closets in some rooms, I didn’t think it would sit for long and would probably sell overask.

It sold in under a week…

For $2,350,000.
