28 Columbine Avenue - THE BEACH TRIANGLE, TORONTO (2 Comments)

This is a really good house.

It is a 5 bedroom, 5 bathroom house with a detached 2 car garage on a 25 x 140 foot lot at 28 Columbine Avenue.

And it’s basically a bigger (and better) version of the 4 bedroom, 5 bathroom house on a 25 x 118 foot lot around the corner at 29 Lockwood Road

And the 4+1 bedroom, 4 bathroom detached house with 1 parking spot (but no addition) on a 25 x 100 foot lot up the street at 60 Columbine Avenue

This house seems to have been renovated more recently, from top to bottom and probably to the studs, and it has a large 2 storey addition with a large family room/living room and principal bedroom suite.

And it is all well done and very functional for a family.

My only complaints, that I could overlook, are that it might have worked better to swap the second floor bathroom and the laundry room (but the laundry room does seem a little narrower so maybe it didn’t fit)…

I would have also switched the washer/dryer to the other wall so the sound wouldn’t go through the wall to the principal bedroom. And, that toilet in the principal bath…

Why didn’t they put the vanity there? Maybe it was a plumbing thing but that would really bug me.

Otherwise, this is a great house.

The house at 29 Lockwood Avenue was listed at $2,189,888 in September of 2016. It sold for $1,935,000.

The house at 60 Columbine Avenue was listed at $1,749,000 at the end of 2017. It sold for $1,665,000.

This house that is more up-to-date, is much bigger, and is basically brand new from top to bottom is listed at…

$2,479,000.

I would be surprised if this didn’t sell closer to $3 million.
