60 Columbine Avenue - THE BEACH TRIANGLE
This is a 4+1 bedroom, 4 bathroom detached house with 1 parking spot on a 25 x 100 foot lot at 60 Columbine Avenue in the Beaches Triangle.
It is a house that looked like this when it was for sale a year ago (skip to 0:45)...
It has been flipped and is back on the market. And for the most part, I like what they have done.
I don't get why they switched the location of the kitchen to where the dining room was. Is there more room? Was the powder room door taking up too much space? I don't get it because I would have preferred the traditional layout of the dining room beside the living room but it is a good kitchen.
And how much did that full third floor dormer cost? I get that it gives you more space and a proper third floor master suite. But couldn't that money have been better spent on a family room addition? Or to rearrange that back so that the bathroom wasn't in the way of a walk-out to the backyard.
Or maybe those dormers weren't that expensive. Anyone know?
Overall, this is a good house (with no photos of the backyard so maybe they haven't touched that).
I'm not sure what this house was listed at a year ago but I am guessing around $1.1.
A year later, it is listed at...
$1,749,000.
Is that too much for a house with no family room? Maybe not if you can rent out that basement apartment for a good rate.
