68 Pricefield Avenue - ROSEDALE, TORONTO (4 Comments)

Four years ago, I posted this semi on a 26.33 x 115.41 foot lot with a garage and a parking spot at 68 Pricefield Road in South Rosedale when it looked like this...

It was a 4 bedroom, 3 bathroom house and the asking price was $1,799,000.  I thought it would sell close to $1,893,000. It sold for $1,870,000.

It was back on the market being sold as a back to the studs reno ‘ready for completion’. The asking price was $3,295,000 which I thought was a joke.

By the time I posted it in May of 2018, it had been completed and was now a 3+1 bedroom, 4 bathroom house.

For the most part, it was a good house but I didn’t get the laundry in the master (that’s a pain if you have older kids that do their own laundry) or the kitchen/family room layout.

It was listed at $2,995,000. It sold in a day for $3,710,000.

And now, exactly a year after it was last listed, it is back on the market.

The asking price is…

$3,995,000.

I can’t believe I am saying this about a 3 bedroom semi with a weird family room layout but, with this location, this might go over.

P.S. The muntins in those windows drive me crazy.
