Last week, I posted this 4+1 bedroom, 5 bathroom on a 40 x 120 foot lot with a detached garage at 30 St Andrews Gardens in Rosedale in Toronto.

It is a house that I first posted when it was a 6 bedroom, 3 bathroom house and needed some work despite being interesting.

Since then, it was renovated by architect Peter Higgins and designed by Carey Mudford Design and it was a really good house.

The house was listed at $1,799,000 in 2013. I thought it would sell closer to $1,850,000. It sold right in the middle for $1,825,000.

Six years later, it was back on the market with a full renovation for $3,695,000.

I thought that since the house across the street at 19 St Andrews Gardens that had a large family room and south facing yard took several months to eventually sell under ask at $3,650,000, maybe this was too much.

But it was a really good house and I didn’t think it would sit for long.

It apparently sold on Sunday…

For $3,783,000.

That’s good news for the house at 69 Garfield Avenue.
