AND IT WENT FOR - Jan 9 233 Concord Avenue - DUFFERIN GROVE, TORONTO
At the beginning of January, I posted this 2 bedroom, 1 bathroom rowhouse with 1 parking spot on a 15.88 x 127.33 foot lot at 233 Concord Avenue just south of Bloorcourt Village in Dufferin Grove in Toronto.
It wasn’t a huge house but it had been completely renovated (not including the basement) adn was a good condo alternative or house for a young family.
It was listed at $1,359,000.
I pointed out that it was an annual compounded interest increase of 8% from the sale of the house closer to Dundas at 122 Harrison Street that sold for $1,060,000 in 2016…
I wondered if the 8% increase was right for this house or if the location closer to Bloor rather than Dundas would effect the price. Or if that even mattered.
Looks like it wasn’t a big deal because though this house didn’t sell right at ask, it sold just under ask for…
$1,349,000.
Or maybe being closer to Dundas is worth $10,000 more.
