This is a 2 bedroom, 1 bathroom rowhouse with 1 parking spot on a 15.88 x 127.33 foot lot at 233 Concord Avenue just south of Bloorcourt Village in Dufferin Grove in Toronto.
It is a house that used to look like this when it was last for sale in 2017…
It has since been totally renovated with some basement waterproofing, new plumbing, new wiring, a new furnace, and new windows.
And as for the renovation, they did a really good job. I would have preferred a frosted glass front door for some more light but there aren’t a lot of complaints otherwise. And I like that they relocated the 2 (why 2?) intake vents from the bottom of the stairs…
In 2017, this house was listed at $874,500 and it sold for $995,000.
After a complete renovation (but a still half unfinished basement), it was back on the market in November for $1,479,000.
It didn’t sell and the price was dropped at the beginning of December to $1,359,000.
If the house at 122 Harrison Street sold for $1,060,000 in 2016…
Is this now the right price for this house? The styles are a little different (though not by much) but, with the price drop, this house is now at about an 8% APR increase from the sale of the Harrison house.
So, maybe it comes down to a preference between living closer to Dundas or Bloor.
