SOLD - 54 Winnifred Avenue - LESLIEVILLE, TORONTO

A couple of weeks ago, a few people sent in the listing for this 4+1 bedroom, 4 bathroom house on a 25 x 95 foot lot at 54 Winnifred Avenue in the Studio District area of Leslieville in Toronto.

It was a new build on a lot that used to look like this in 2017…

It was listed at $899,000 and sold for $885,000.

By 2019, the new build was done and it was put up for lease initially for $6,250 with a final lease rate of $5,750/month.

A little over a year later, it was on the market at the beginning of October for $2,379,000. The readers that sent it in wondered if the price might be a little high, especially being so close to Eastern Avenue.

But, even though this was a really good house that was really well staged, my concern for this house at that price wasn’t necessarily the proximity to Eastern. It was more about this…

That is not a $2.4 million backyard.

And it seems that others agreed because after 11 days at that price, it was dropped to $1,999,000 which was a big drop.

A week later, the house sold…

For $2,200,000.

I wonder if the new owners are going to fix that back yard now.
