When I saw the photos for this 2+1 bedroom (really just 2), 3 bathroom 1,630 square foot condo with 1 parking spot in Unit 337 at 40 Oaklands Avenue in Summerhill…
And then I saw the price…
My first reaction was this seemed like a really good price for this place.
This condo used to look like this when it was last for sale 2 years ago…
It was listed at $1,095,000 and sold for $1,075,000.
It has since been totally updated (except for the front door flooring) and they did a great job. I don’t understand why they didn’t change the door knobs and this colour in this place seems really random…
But this is a really good reno.
The asking price is $1,589,000. As I said, I thought that was a good price for this condo in this location.
But then I noticed this place was already listed for 6 weeks in the fall for the same price and it didn’t sell.
So, what’s the problem?
I don’t think it is the condo going up across the street though that would be a little annoying…
And I don’t think it is the price becuase I think that is a good price for this place in this location.
Then I saw the condo fees.
They are $1763/month. For what!?! That’s a lot.
