In December, I posted a 2 bedroom, 2 bathroom condo 1,052 square foot condo with 1 parking spot and private locker room at 710 - 377 Madison Avenue just south of Davenport in the Casa Loma neighbourhood in Toronto.
It was a good condo but the rooftop deck made it really stand out.
This condo is a 2+1 bedroom, 2 bathroom with 1 parking spot located next door at 711 - 377 Madison Avenue. It is essentially the same condo that shows just as well but with a slightly different feel. The only difference I can see is the location of the second bathroom not being an ensuite and the fact that it seems that the other condo didn’t have a ‘+1’.
And that roof top deck…
This is the only deck for this condo…
But it also has the great view of Casa Loma…
The condo next door was listed at $1,395,000. If you looked at the interior on its own, it was little pricey at $1,326/square foot. But if you added the square footage of the patio, the price is $745/square foot (I think my math was right).
It sold for $1,375,000.
This condo was actually listed before that place at the end of October for $969,000. It was relisted in November for $929,000 and again two weeks ago for the same price.
It just sold…
For $929,000.
That means that rooftop patio next door cost about $450,000.
