AND IT WENT FOR - 40 Fuller Avenue - RONCESVALLES, TORONTO

At the end of April, I posted this 4 bedroom, 2 bathroom detached house on an 18.19 x 104.21 foot lot at 40 Fuller Avenue in Roncesvalles in Toronto.

It was a good looking house on the inside and out but I would have preferred a different colour paint for the trim on the outside.

This is what it looked like when it was last listed in 2009…

It was a duplex then but had been fully renovated to a single family home with new floors throughout except for the stairs to the third floor and the third floor. That was unfortunate and the bathroom on the second floor was small.

But overall, it was a good house.

In March, it was listed at $1,595,000 which sounds about right with the reno based on the $580,000 selling price in 2009.

When I posted it in April, the price had been increased 2 weeks earlier to $1,875,000. I thought they may need to go back to the original price.

At the end of May, the price was dropped to $1,379,900.

It sold last week…

For $1,650,470.
