172 Roxborough Drive - ROSEDALE, TORONTO
Two years ago, I posted this 4 bedrooms, 5 bathrooms on a 60 x 95 foot lot with a double car garage and more parking on a lot overlooking a park at 172 Roxborough Drive.
It was a year after it had been listed in 2017 when it looked like this…
The asking price in 2017 was $3,695,000 and it sold for $4,337,000. It was then ‘renovated’ and put back on the market a year later.
But the only ‘renovations’ were opening up the wall in the living room and painting the kitchen cupboards, the bathroom vanities, and the trim throughout.
And the asking price was $5,500,000.
It never sold but was eventually leased for $12,500/month.
And the people that leased it have done a really good job of styling it. Like, it almost looks like a whole new house.
Except the kitchen is still a little dated as are the bathrooms.
It is listed now for $5,900,000 or just under a 11% compounded annual increase…
Which is a lot of Rosedale.
So, my guess is that it won’t sell again but will again be leased. But will they get the $14,000 ask per month?
Maybe if they left the furniture.
