The listing for this house at 276 Roncesvalles Avenue in Roncesvalles in Toronto says it is a 3+1 bedroom, 4 bathroom house on a 28.83 x 120 foot lot.

But I would say it is really a 2+1 bedroom house.

It used to look like this when it was last on the market in January and was an actual 3 bedroom house but with only 2 bathrooms…

The asking price was $2,085,000 and it sold for asking.

Nine months later, it is back on the market with a new kitchen, an additional 2 bathrooms with the other 2 being redone, new floors, lots of new paint, and a rearrangement of the 2nd floor to create one big primary bedroom.
