Two years ago, I posted this 2 bedroom, 2 bathroom laneway house on a 20 x 42 square foot lot at 40R Shaftesbury Avenue in Summerhill in Toronto.
It was a house that used to look like this…
It was a space that used to be a blacksmith’s shop, a horse shed, and an artist’s apartment and studio before it was full renovated by superkül after the owners bought it in 2006.

It wasn’t a big house but it was a good condo alternative with outdoor rooftop space in a good neighbourhood close to transit.
When I posted it, the asking price was $1,350,000.
But what I didn’t realize when I posted it was that it had been on and off the market ‘for lease’ since 2009.
After I posted it in 2019, it didn’t sell but it was leased again for $3,400/month.
It was back on the market this past September for $1,295,000. It didn’t sell and was re-listed at the same price in November.
A little over a week ago, it was back at $1,275,000. And this time around, it sold…
For $1,275,000.
